Plan to be developed for new recreation land

More space and updated facilities will be the advantage that the local Recreation Department will be able to offer at 105 acres that the County has agreed to purchase for future recreation facilities, near the new high school on the north side of Highway 37, said Adel-Cook Recreation Director Michael Folsom.

 

The local Recreation Board, chaired by Chad Bush, is working on a master plan that will specify what facilities will be located at the new site, Folsom said. The Highway 37 property will include such improvements as more ball fields and better lighting.

 

The current Recreation Complex on Massee Post Road was built in 1975. The facilities are cramped and need to be updated, Folsom said. This past spring, 673 kids on 48 teams were limited to six fields at the Massee Post Complex.

 

“The numbers are bigger than the facility, which is a good problem,” Folsom said. “We want to include every kid in Cook County.” For example, he noted that three T-ball teams have to practice at the same time on a field at Massee Post RC.

 

Facilities at the new rec property on 37 will be phased in as funds become available, Folsom said. The Massee Post complex could then be used for practice fields and overrun of teams from the new complex.

 

The Cook County Board of Commissioners endorsed a contract recently for the County to purchase the 105 acres on Highway 37 for future recreation facilities.

 

The County will pay the $836,620.67 purchase price with funding from the Special Purpose Local Option Sales Tax (SPLOST). The County will buy the land, currently used for crops, from Burnett Farms. A warranty deed lists the property owners as Rebecca Brewer, Christa Frances Martin, and James C. Burnette.

 

The County Commissioners recently agreed to sell 5 acres of a 60-acre tract at the corner of Gordon Avenue and 16th Street to a housing development company for $450,000.

 

The real property purchase and sale agreement with Landbridge Acquisitions, LLC, of Atlanta, is subject to federal housing tax credits being allocated by the Georgia Department of Community Affairs for development of the property for either family or elderly affordable housing. The closing date is scheduled for Dec. 30, 2015.

 

If the company is not successful in acquiring the tax credits for the development, then the sale of the property will not be completed, according to county officials.

 

The buyer will have the option to purchase additional acreage adjoining the property so a second phase can be added to the development plan. The purchase price of the additional acreage shall be $450,000, according to the agreement.

 

The funds raised from the sale of land on 16th Street will go to help buy property on Highway 37 for rec, or pay for future rec improvements, according to county officials.

 

The Commissioners felt that the land off Highway 37 will be better suited for development of ball fields and other recreational facilities.
